In Luxembourg, the lack of affordable housing is affecting an increasing number of low-income households. Yet properties remain vacant, often due to concerns about rental risks or a lack of time to manage them. Social Rental Management offers a simple, secure and community-focused solution to this problem.
WHAT IS SOCIAL RENTAL MANAGEMENT (SRM)?
The SRM is a scheme overseen by the Ministry of Housing and Spatial Planning. It enables private landlords to rent out their property to an approved partner with complete peace of mind, whilst contributing to a public service mission. At Hëllef um Terrain, we can therefore become tenants of your property and make it available to individuals or families in need. You have no direct contact with the tenant: we take care of everything. At present, 64 landlords already place their trust in us and rent their property to us via the SRM.

When my father moved into a care home, we were faced with a difficult decision. What should we do with his house?
The house held too much sentimental value for us to sell it, and as we wanted to do a good deed, we decided to make it available for social housing.
The house has been occupied for four years by a family with children and is very well looked after.
One advantage of social housing through Hëllef um Terrain is that minor issues in the house are repaired directly by their technical team.
Another advantage is that the rent, which is obviously below market rates, is largely tax-exempt.

Seeing for myself, some years ago, how cramped and lacking in privacy the living conditions were for a refugee family in a refugee shelter, I decided to place my house in Ettelbruck under “property management” with HUT. I have never regretted this decision. Minor repairs to the house, as well as the maintenance of the surrounding areas, are carried out by the tenant, and this works very well. I also received the rent certificate for my tax return as a matter of course. It has been a very positive experience—a win‑win situation both for the family, who have a house with a garden at their disposal, and for me, as I am able to help without having to worry about managing my rental property.
